A Second-Floor Problem

The waste and overflow assembly is the plumbing behind your bathtub drain stopper — a drain at the bottom of the tub connected via pipe to an overflow plate on the front wall, which prevents the tub from flooding. There are gaskets, seals, and mechanical linkages involved, and when any of them fail, water doesn't go down the drain. It goes into the subfloor.

In a single-story home, that's a crawl space problem. In a two-story home, it's a ceiling — and sometimes drywall, insulation, and structural framing — by the time anyone notices. The damage typically accumulates slowly, over dozens of baths, before a stain appears or something sags.

Cartridge Replacement —
No New Valve Required

When a shower runs too hot, won't hold temperature, drips constantly, or loses pressure — the cartridge is almost always the culprit. The cartridge is the internal valve component that controls water flow and temperature. It wears over time, and when it does, the symptoms can range from annoying to unusable.

The good news: in most cases, the valve body in the wall is perfectly fine. We replace the cartridge — a fraction of the cost of a full valve replacement — and restore the shower to full function. We carry cartridges for Moen, Delta, Kohler, and other common brands and can typically complete the repair in a single visit.

Trim repair kits are another frequent solution — when the handle, escutcheon plate, or other visible trim components are damaged, corroded, or simply dated, a trim kit restores the look and function without touching the valve or the wall.

Many trim repair kits are designed to work with existing valve bodies. If your valve is sound but the handle is cracked, the plate is corroded, or the finish no longer matches — a trim kit is a clean, cost-effective fix that avoids any tile or wall work.

Delta

Kohler

How do I know if my tub has a waste and overflow leak? +

Common signs include a soft or spongy subfloor near the tub, discoloration or staining on the ceiling below a second-floor bathroom, a drain stopper that no longer holds water properly, or visible corrosion and deterioration around the overflow plate. In some cases there are no obvious signs at all — the leak is slow enough that it evaporates or disperses before showing up. If your bathroom is on the second floor and you haven't had the waste and overflow assembly inspected in years, it's worth a look.

How do I know if my shower needs a new cartridge? +

Common signs of a failing cartridge include: the shower drips continuously after being turned off, the handle requires more force than it used to, water temperature is hard to control or inconsistent, or the shower suddenly runs much hotter or colder than before. In some cases the cartridge becomes so worn that the handle spins freely without controlling the flow. Any of these symptoms typically points to the cartridge rather than the valve body — meaning the fix is simpler and less expensive than you might expect.

Can you replace just the trim without touching the valve? +

In most cases, yes. Trim repair kits are designed to work with existing valve bodies — so if the internal valve is in good shape but the handle, escutcheon plate, or trim components are damaged or corroded, we can swap in a new trim kit without cutting into the wall or replacing any plumbing. We identify the valve series, source the correct kit, and install it cleanly. It's a cost-effective solution that restores both function and appearance.

My shower head drips after I turn it off — is that normal? +

A brief drip for a few seconds after shutoff is normal — it's just water draining from the head and arm. A drip that continues for minutes or longer typically indicates a failing cartridge or valve seat, not a shower head problem. Replacing the shower head won't fix it. We'll diagnose what's actually going on before recommending a repair.
